1. Definitions

- "You" / "User" / "Client" — any person who visits the website or engages Sombat for professional services.
- "Services" — the estate consultation, asset and property documentation, and comprehensive estate administration services offered by Sombat, as described on this website.
- "Website" — the Sombat website accessible at sombatx.pro and its associated pages.
- "Engagement" — a formal instruction to provide legal services, confirmed in writing.
- "Agreement" — these Terms and Conditions, together with any engagement letter or service agreement.
2. Acceptance of Terms
By using this website or contacting us through it, you acknowledge that you have read and accept these Terms and Conditions. If you engage our services formally, a separate engagement letter will be issued that forms part of the agreement between us.
Our services are available to individuals who are 18 years of age or older and have the legal capacity to enter into a binding agreement. If you are acting on behalf of a family or estate, you represent that you have the authority to do so.
3. Services Provided
Sombat offers the following services in connection with inheritance and estate matters under Thai law:
- Estate Consultation (฿3,600) — a considered initial meeting to explain the estate process, answer questions, and help a family understand what steps may be involved.
- Asset and Property Documentation (฿5,900) — preparation and organisation of legal documents relating to a family's assets and property, including explanation of each document.
- Comprehensive Estate Administration (฿7,900) — full legal support through the estate administration process, including representation in formal proceedings where required.
Service availability is subject to our capacity at any given time. We reserve the right to decline an engagement where a conflict of interest exists or the matter falls outside our professional scope.
4. User Responsibilities
When using this website or engaging our services, you agree to:
- Provide accurate and complete information to the best of your knowledge.
- Inform us promptly of any changes to information that may affect your matter.
- Use this website lawfully and not attempt to interfere with its operation.
- Refrain from submitting false or misleading information through contact forms.
- Treat our staff with courtesy and respect.
Providing inaccurate information may affect our ability to assist you and is your responsibility. We cannot be held liable for consequences arising from incomplete or incorrect information you provide.
5. Intellectual Property
All content on this website — including text, design, structure, and any materials prepared by Sombat — is owned by or licensed to Sombat. You may not reproduce, republish, or distribute any content without our written permission.
Documents and written advice prepared specifically for your engagement remain our professional work product until fees have been paid in full, at which point ownership transfers to you as agreed in the engagement letter.
6. Fees and Payment
Fees for our services are as listed on the website and confirmed in any engagement letter. All fees are denominated in Thai Baht (฿). Payment terms are outlined in the engagement letter, which typically requires a deposit before work commences and the balance upon completion or at agreed milestones.
Where official fees (court fees, Land Department charges, notary fees) are required as part of your matter, these will be communicated clearly and are separate from our professional fees.
Refund policy
Consultation fees are non-refundable once a consultation has taken place. For other services, if an engagement is discontinued by either party before substantial work has been completed, we will refund fees proportionate to work not yet performed, at our reasonable assessment. We will communicate any such calculation transparently.
7. Service Delivery
We will carry out services with reasonable care and skill and in accordance with our professional obligations under Thai law. Timelines for estate matters are often governed by external factors — court schedules, government agencies, third-party responses — that are outside our control. We will keep you informed of progress and any delays.
We communicate by email, telephone, and in-person meeting. Where your matter involves parties overseas, we will accommodate communication by video call or written correspondence.
We do not offer legal advice on matters outside Thailand, and our services are provided in the context of Thai inheritance law.
8. Confidentiality
We treat all client information with strict confidentiality in accordance with professional ethics and applicable law. Information you share with us in the context of your matter will not be disclosed to third parties except as required to carry out your instructions, with your consent, or as required by law.
This obligation of confidentiality continues after the conclusion of your engagement.
9. Disclaimers
This website is provided for general information about our services. Content on this website does not constitute legal advice and should not be relied upon as such. Every estate matter is different, and outcomes depend on the specific facts and circumstances of each case.
We make reasonable efforts to keep website content accurate and up to date, but we do not warrant that it is complete, current, or error-free at all times.
10. Limitation of Liability
To the maximum extent permitted by Thai law, Sombat's liability in connection with any services provided is limited to the professional fees paid for the specific service giving rise to the claim.
We are not liable for indirect, consequential, or incidental loss arising from use of our website or from delays or disruptions caused by circumstances beyond our reasonable control (including court delays, government agency timelines, or third-party conduct).
Nothing in these terms excludes liability for fraud, wilful misconduct, or liability that cannot lawfully be excluded.
11. Indemnification
You agree to indemnify Sombat and its professional staff against any reasonable costs, claims, or losses arising from your provision of inaccurate, incomplete, or misleading information, or from your breach of these Terms and Conditions.
12. Termination
Either party may bring an engagement to a close by providing reasonable written notice. We reserve the right to cease acting for a client if professional obligations or a conflict of interest require us to do so, in accordance with our professional rules.
On termination, we will ensure the orderly handover of your matter documentation and will account for any unearned fees paid.
Sections 8, 9, 10, and 11 survive termination of any engagement.
13. Governing Law and Dispute Resolution
These Terms and Conditions are governed by and construed in accordance with the laws of Thailand. Any dispute arising from these terms or our services will be subject to the jurisdiction of the courts of Bangkok, Thailand.
Before initiating formal proceedings, we encourage parties to attempt to resolve any dispute by direct communication. We will engage in good faith to find a reasonable resolution.
14. General Provisions
- Entire agreement — these Terms, together with any engagement letter, represent the complete agreement between us for the services described.
- Severability — if any provision is found unenforceable, the remaining provisions remain in full effect.
- Waiver — a failure to enforce any provision does not constitute a waiver of the right to enforce it later.
- Assignment — you may not assign your rights or obligations under these Terms without our written consent.
- Notices — formal notices should be sent by email to [email protected] or by post to our office address.
15. Changes to These Terms
We may update these Terms from time to time. The "Last updated" date at the top of this page will reflect any changes. For existing client engagements, the terms applicable at the time of your engagement letter will continue to apply unless we reach a written agreement to the contrary.
